Before the treatment
Pre-Treatment Roof Tune-Up in Belleair Bluffs
Small faults get fixed first, so the treatment goes onto a tight roof. Both prices are settled before anyone climbs a ladder.
Why prep comes first
A rejuvenation treatment softens the asphalt in shingles that are already in place. It cannot fasten a loose tab, cover a bare nail head or fill the gap where a shingle has blown off.
Leave those faults under a fresh treatment and part of the job is wasted. A tune-up closes them first, so the whole roof goes into treatment in sound shape.
Most tune-ups come out of the roof assessment. Small faults spotted up there are listed and priced next to the treatment, so nothing gets added on the day.
If the faults turn out bigger than a tune-up, such as a stain on the ceiling or a spongy patch of deck, we stop and tell you. That is work for a roofer, not prep.
What a tune-up covers
Exposed nails
Nail heads left bare as shingles shrink are sealed, so water cannot follow them in.
Flashing
Lifted or open flashing edges at walls and chimneys are sealed back down.
Vents and pipe boots
Loose vents are secured, and tired pipe boots are fastened or swapped.
Loose or missing shingles
Loose tabs are fixed down. Missing shingles are replaced, matched as closely as we can.
Where a tune-up stops
It is prep work, and it stays small on purpose.

- Finished before the treatment goes on
- Priced in the same conversation as the treatment
